One of the game-changers for me in my house-business was when I started using "[inverse offers](" to get deals.

This is when you get the seller to make the offer to you.
​
If you're struggling with making offers to sellers, I say, STOP.
​
There's a great book on negotiation out there called "Never Split The Difference" by Chris Voss.
​
My big takeaway from the book was this:
​
"Negotiation is the art of letting the other person have your way."
​
(read that again :-)
​
Whatever numbers or terms you and the seller come up with for you to buy their house, the seller needs to think it was their idea.
​
In other words, they gotta make the offer to YOU, instead of you making the offer to them.
​
How do you get them to do this?
​
First of all, you need to be sure you're talking to an actual prospect, not a suspect.
​
Second, you use carefully crafted QUESTIONS to elicit the responses you want from the seller.
​
Just as a basic example you've probably already heard - "if I paid all cash, paid all the closing costs and commissions, and closed whenever you're ready, what's the least you could take for the property?"
​
And then of course whatever they say, follow it up with "is that the best you can do?"
​
You can use this basic format when you're negotiating any number, for example a monthly payment on a free and clear seller-financed house, or a balloon payment, or whatever.
​
When you're just starting out, it's important for you to *embed* these language patterns into your brain, so that they flow naturally out of your mouth when you're talking to a seller.
​
That's why scripts are so important, at least in the beginning.
​
Once you've got a few deals under your belt, then you can start going off script.
​
But even then, with some of our most successful students, they still stick to the script verbatim, and it works for them.
​
